    Interesting point.
I am looking at a parcel in SoCal and the Realtor walked the supposed property lines with me and said this is where is should be but I need to get more info on the actual lines.
Parcels in the area I am looking at ranger from 5 to 20 acres, might be a good idea to check.

Well, we couldn't come to an agreement on price. He thinks its worth more than what it actually is. its listed for $62,900. We offered $50,000. He countered with $59,900 without seller assist. We counted at $52,000 with 6% seller assist. He countered back with $54,000 without seller assist and I decided to walk away. Its a 960 sq ft. house and the basement can't be used due to an underground spring and its always damp (not to mention that the only way I could walk down there is if my head is between the rafters)

So we're going to continue to look.

Sorry about that, we are still waiting for the second offer to be accepted.
We went up 20K and said this is a final offer.
We will see how badly they want to sell.

The waiting $ucks, especially if you really want the house and property.

The dampness can be a major problem, mold and mildew can not only raise havoc with wood or any building material but it can cause a health problems, not to mention bugs love damp wood.
    Good Luck on your search.

sounds like you did the right thing Adam, wet basements are not good, like Scrambler said, health problems arise from mold.

    Update:

We ended up getting a cheaper 1/2 double. Its pretty decent for the price I paid. And its almost as big as the single I backed out of before. Also has a 2 story, 1 car detached block garage with a pit.

Also, found out last week that I'm going to be a dad

Congrats on both the baby and the house. I am going to be in the market for a house in the next 8-10 months so I'm subscribing for references as well.

The mortgage company is giving me **** because I made a $1,000 " cash " deposit into my account a month ago, they need documentation of where exactly it came from. Its money, it shouldn't matter where it came from, as long as they're being paid.

Just get a buddy of yours, or even a family member to type up a letter saying that they gifted you $1, 000 for a new home.

But yeah, its none of their business.

Well, we got the whole deposit thing taken care of. We had to label my girlfriend as my fiance, even though thats not far from the truth. But she had to fill out a " gift " letter, she had to show copies of her bank statement, they needed to see the front and back of the check she wrote.

Its been a whole bunch of bull****, I can't wait until its over and done with.

I know there is a lot of $hit out there, WTF is going on.
They can have good people that are working ask for money for a house and then put them through $hit but have someone come up without a job and they want to give them the world...
What is going on in this world.

Almost the same thing with me, I want to take the money out of my retirement account to pay for my house cash, I was first told I couldn't do it because I would have to go through a bank, WHY don't you want my money.

They needed statements directly from my IRA people to support the claim that the money was coming from a retirement account...
Where are we going in this world... you can still buy a car with no money down, no guaranty on a job but take the car tonight !

Now that things are rolling for me and the house, I can't pay them until Fannie Mae goes through what steps they have to, just take my money will you please.

I have heard it is because of new regulations from the government, not sure, but to me it is making things worse for the guy that want to work and pay his and his family's way.

What we need to do is all quit, let the government pay our way and give us all of the bennies.

Good luck on this... I am through the worse part now all I need to do is give them the money when THEY want it.

They HATE when you pay cash for a house... they make their money from interest, and they don't get that if you pay cash.

From what I have heard, you can't buy a house in California unless it I s move in ready, this one wasn't, so if what I heard was correct then no one was going to be able to buy this house.

Sometimes it just doesn't make sense.

Sometimes the regulations can be outright ridiculous. Theres a few cities around here that don't allow you to count a walk through bed room as an actual bed room.
